Why Investing In Multi-family Buildings Is ‘no Speculation’ Investing

There has been a tremendous amount of press, over the past few years, concerning the woes of the real estate market. Many of the areas hardest hit by declining real estate sales and values were those fueled by an abundance of speculative investments, where investors were the principle buyers and helped fuel an unrealistic spike in property values.

Many of the challenges linked to speculative were related to new construction and, more specifically, condominiums. The trend of speculation, however, did somewhat permeate the entire real estate market, as investors and homeowners alike both purchased properties and accepted questionable financing terms under the premise that values would continue to increase.


We of course now see that the seeds of speculation have sprouted a rather unsavory tangled vine that is the current real estate market. As a byproduct of the current skepticism and lack of confidence in real estate, many present day investor are left wondering how they can again confidently pursue real estate without the fear that their investments will again be somehow speculative (and thus risky) in nature.

I have some suggestions that should help rekindle your confidence in real estate. What it comes down to is getting back to the basics. One of the primary advantages to in real estate is that it produces monthly

cash flow. Or at least it should, anyway. Too many speculators thumbed their noses at cash flow, contending they didn’t need it because appreciation would help them hold value in their investments. We now know differently, don’t we?

The concept of cash flow is as fundamental to real estate success as the foundations on which properties are built. When a property is both capable of and does produce enough revenue to sustain itself, it transcends any fear of speculation that may exist.

Cash flowing multi-family properties are in some sense ‘economy proof’ because of the revenue they consistently generate. This should both increase your level of confidence with these types of investment properties and also remotivate you (if you feel you’ve needed it) to dive back into an industry that is ideal for right now when the right types of properties are chosen for investment.

In conclusion, the best way to avoid the dangers of speculation are with cash flow. Multi-family properties worth in produce cash flow, pay for themselves over time, and also tend to increase in value. When appreciation is the icing on the cake and not the main ingredient in the batter, you have a low risk recipe for success. For these reasons, multi-family properties represent one of the most reliable investments you can make in the modern market.
